May Market Update
Cayman’s real estate market continues to stay active heading into summer, with both local and overseas buyers remaining confident across all sectors.
Inventory remains tight in several categories, especially move-in ready homes under CI$1M, while local and overseas buyers continue securing opportunities across all three islands.

Land Market
After a few months of prices trending down, prices have leveled off and are holding steady.
The lowest-price parcel of residential land for sale in the George Town/Sound Sound area is
$560,000.
There are quite a few industrial/commercial listings – either raw land or warehouses from CI$1.5M.

43 available
across all 3 islands. But for Grand Cayman, there are only
14 available
and a few of those are major fixer-uppers, so we are down to less than 10 that are move-in ready.
Like we mentioned before, once the traffic issues are resolved for the Eastern Districts, values for homes in Savannah and further east are going to soar - the eastern districts offer more land space, beautiful homes and a peaceful family environment….ideal for our growing population!
We would recommend looking at all home options available so you’re not missing out on a great home ‘further east’ and settling for something that may not be to your liking just to avoid traffic for a little while longer.

Want a waterfront home? The lowest priced one available is at
CI$1.35M
in the Omega Bay area. Overall there are over 75 move-in ready residential properties available over the CI$3M mark. These range from homes in Rum Point to condos and homes from South Sound to West Bay. Of them, over half have only been on the market a few months. Not a huge selection but enough to find you what you're after if this is your area of interest.

No doubt summer will see big numbers for sales -

will start closings very soon, and by late summer, hopefully the
Grand Hyatt
will be ready for closings.
