Of the 552 properties available under CI$550,000 — the first-time buyer threshold for single buyers —
398 are in Grand Cayman
. Break that down further and there are only

single-family homes. Land and condos/duplexes completely dominate the market, and strata fees push many out of reach on a first-time budget.
A couple buying together has a little more to choose from — but not by much. Of the 9 single-family homes under CI$650,000, just 3 are actually available; the other 6 are under contract. Land dominates this niche, and that tells a story: the new
entry-level investment is nearly CI$700,000

Banks count strata fees as part of the mortgage payment — and with many now close to
