Cautionary Note:
As we move into the hottest summer months, we see market activity cooling, but only by a little bit! The sales for July 2026 are down slightly from the same period in 2025 (75 compared to 67). Prices have risen in the past year, so the sales volume is naturally higher.
Inventory under $1M for residential property remains low and as we have previously stated, the “affordable” homes are now at $700,000 (single-family) and condo prices are in the high $400,000s for a one-bedroom condo and go up from there. Seems the magic number for a family-related purchase is a minimum of $600,000 (condos), with a handful of either fixer-uppers or hard-to-sell properties under the half-million-dollar mark.

RENTAL SYNOPSIS:
The above situation is creating more rental customers as bank loans are not attainable for many at this time. There are lots of rentals available, but demand is lower right now, which is typical for this time of the year. Also, some rental properties are too small in square footage and too high in price for potential tenants. Do the math: average rent is around $2,500 per month (be it a one- or two-bedroom unit) and, to afford that, by typical financial practices, housing should not be more than 40% (max) of monthly income. This means the tenant(s) should be making a minimum of $6,000 per month to afford the rent. Combined with other necessary expenses, it’s a tough time right now for many.
Now, for professional couples and DINKS (double-income, no kids) bringing home larger salaries, there are some good options to consider. It all depends on where you want to live. New complexes and convenient hot spots like South Sound, the SMB Corridor and West Bay have plenty to choose from, but you will pay a premium for those locations, of course. Landlords need to make sure their properties are in excellent shape as the competition is fierce. Savvy tenants know what they want and are getting it; some are negotiating rental rates successfully too. We suspect that in the next 6 to 12 months rental inventory will decline due to employee/seasonal staff hiring: right now, there are 365 rentals in the CIREBA network. Let’s see what the coming months look like.
