MARKET MATTERS

After a sluggish end to 2023, we have seen an uptick in activity so far in 2023. January saw just shy of 200 new listings added, with some very exciting sales and properties under contract. The variety of listings being sold or contracted in the first 5 weeks of the year show overseas and local buying confidence. It gives us a guarded sense of confidence that while prices have softened a bit in many areas, we’ll weather the tap of the brakes just fine. The pre-construction projects underway sure are keeping the contractors super busy!

After delays and hiccups and some development shifts, LACOVIA is finally being broken down. The classic Seven Mile Beach property – around since 1982 – will make way for the new luxurious Lacovia residences, and way a gorgeous stretch of beach they will sit on. There was a re-assignment of an original contract in January, the first one, and construction should start in late 2024/early 2025 once site clearing and engineering works are completed.  The skyline of Seven Mile Beach sure is changing over the years…bit sad for us Caymanians who remember quaint 3-story hotels and condos that didn’t crowd the beach so much. 

Jumping over to the beautiful Cayman Kai area, we have seen some good sales recently: Rum Point Club, Gardens of the Kai, raw land all selling/under contract in January. There’s no denying that if you want tranquility and a bit of that “old Cayman feel” you will find it at Cayman Kai.

OUR PERSONAL THOUGHTS

With the Rum Point Club restaurant fully re-opened with a fantastic tropical vibe, great food and huge outdoor dining, locals and visitors are once again loving this exceptionally perfect location with great beach, views and huge shade trees. We are sad to see that Alfresco in West Bay closed down after 18 years of service. Ritz Carlton has received the Forbes Five Star Rating – an amazing accomplishment! Tourism figures are trending upwards and now at our peak levels from 2019. Doctors Hospital has just announced ground-breaking Breast Cancer treatments, previously not available locally. Government has (wisely) changed their minds about Stamp Duty hikes as part of their budget plan. The Craft Market has a new home – beside the Waterfront Center in George Town where the old bus depot used to be.
