September Market Update · Cayman Islands
Local buying confidence is UP!
We have seen an uptick in local buying this summer, and there is plenty to talk about. From first investments and growing portfolios to staycation getaways, our buyers are making moves. This month, we’re highlighting new listings and featured rentals, taking a look at Red Bay’s proposed New Town, and spilling a little island tea.

What We’re Seeing
Locals are making moves.
There are a lot of factors in play, and these are a few we have personally noticed:
Starting younger. Locals are investing in real estate from an earlier age.
Growing portfolios. Those who can buy multiple properties are doing so, building their portfolios slowly but steadily.
Moving quickly. Inventory is a bit slim in many areas, so when the right listings come up, they go under offer quickly.
Confidence in Cayman. Our buyers continue to see Cayman as a strong place to own property, with our economy and infrastructure helping to support that confidence.
Staying close to home. Staycation investments are popular. With travel woes, a short drive or boat ride makes a getaway easy.

On Our Radar
New Town, Red Bay.
You may have heard about the new “town” in Red Bay coming to life following last month’s sale of 53 acres for US$20 million, the highest sale in this issue’s market snapshot.
This is going to be HUGE! Although there is a lot of development going on, the eastern districts have demand that we believe New Town could help meet. Located on Shamrock Road, the plans described to us include house lots and a plaza with shops and restaurants, with hopes for a preschool, a doctor’s office and more.
Seems to us it would complement Grand Harbour and Harbour Walk, which are bustling and continue to flourish.

Beach Restoration
The Marriott beach restoration project is DONE, and it looks amazing! This pilot project is an important one to watch as Cayman considers the future of its shoreline. We expect government departments and neighbouring properties to keep a close eye on how it performs over time.

More ways to get here
Cayman Airways has extended its Austin route! Following a successful summer, our National Airline will resume service on 20 December 2026 and continue through 29 August 2027. This expands our tourism reach into Central Texas and fits in nicely with the airline’s Los Angeles and Denver services.
|
03 |
Taking Shape
Grand Hyatt is taking shape and is expected to open later this year. Another major addition to Cayman’s tourism landscape, and one we’re watching with interest.
|
04 |
Tourism
The latest Department of Tourism figures show 45,053 stayover visitors arrived in July, up 10% from July 2025. Arrivals for January through July reached 333,747, continuing Cayman’s strong run. July’s total was the highest for that month since 2019.

A Welcome Return
After a LONG renovation project, Sunshine Suites and Grill is now back! It was a $30M-plus task, but it looks fantastic, and the hugely popular restaurant is as great as ever, complete with access to Seven Mile Beach through The Westin.

Well Done & Thank You

Franz Manderson (succeeded by Gloria McField-Nixon); National Weather Service Director General John Tibbetts (succeeded by Kerry Powery); Attorney General Hon.
